What a 28-Year Flipper Who Doesn't Carry a Laptop Taught Me About AI

Robbie Crager doesn't own a laptop. He sat out the internet when it showed up. Twenty-eight years flipping houses, thousands of deals, and he runs the business off a cell phone. I had Robbie on the Real Estate Underground this week. He's the Flip Flop Flipper. 3,000-plus flips on the mainland, another 210-plus in Puerto Rico. The old way was physical
Here's how Robbie ran it for most of those years. Physical files on every deal. Whiteboards to track what was moving. A paper map on the wall with pins stuck in it, one for every property. Spreadsheets galore, in his words.
If that sounds familiar, it should. That's how most flippers still run right now. A folder here, a spreadsheet there, a VA keeping a list, and you in the middle holding it all in your head. It works until the volume gets away from you.
He's not a techie. That's the point.
Robbie will tell you straight up. He's not a programmer and definitely not a techie. He pretty much sat out the internet's early days. But he drew a hard line on this one. His words: "I'm not gonna sit this out. This is going to be life-changing technology and for those people that decide to not learn it, they're going to be at a disadvantage."
Read that again. That's not a coder talking. That's an operator making a business call.
And here's the part that matters. Robbie isn't the one typing the prompts. His son McKenna and his partner Adan are the ones deep in Claude, building the workflows. Robbie made the call. They executed. You do not have to become a technologist to put AI to work. You have to decide it's not optional, then point your team at it.
I had a head start here. I came up in Silicon Valley before I ever flipped a house, so the tech never scared me. Robbie had none of that and it didn't slow him down one bit. That should tell you something.
Where it actually earns its keep
AI isn't magic in a flip business. It's grind removal. It's systems that enable you to scale. It's a force multiplier.
