Every fix-and-flip platform I looked at was the same thing in a different jacket. Glorified spreadsheets. No real-time labor or material cost data. No real-time comps or way to calculate ARV without doing it manually. No way to push leads forward in the acquisition process. No way to automate the rehab side of the business once the deal closed.

There was not a single solution that did all of this well. So I spent my weekends Frankenstein-ing software together. Zapier here. A custom field there. A spreadsheet on the side because the platform did not actually let me see what I needed to see. I got tired of it. So we built our own.

What I learned in the process is that the order of operations matters more than the tools.

We could have started anywhere. We chose to start with speed to lead, because nothing happens in this business until we acquire a property. The faster we respond to an inbound seller, the more often we win the deal.

But there is a second reason for speed that does not get talked about enough. In our market, several wholesalers flat out lie to homeowners just to lock up a contract. Being the first call back is not just a business advantage. It is a moral one. The faster we respond, the better the chance the homeowner gets a real offer from a real operator instead of a predatory one.

We are now in the early stages of building a public version of it. Working name: FlipperOS. End to end. Find leads. Find investor partners. Analyze deals. Buy the deals. Kick off and manage the projects. Then sell the property, either direct or with a realtor. One operator running what used to take a team of four.
