Most flipper AI advice is pointed at the wrong thing.
People want AI to write better mail copy. We tested it. Our 20-year-old templates still beat anything the model produces.
Why? Direct mail works for one reason. It surfaces a problem and offers a solution. Problem. Agitation. Solution.
The human brain hasn't changed in thousands of years. We act for two reasons: pleasure or pain. Motivated sellers are running from pain. A handwritten-look letter that names the pain and offers a clean exit gets read, because the format gets past the trash-can reflex and the offer matches the moment.
Three things AI changed about my list.
One. Stacking went from monthly to continuous. Code violations, obits, evictions, divorce filings, LLC dissolutions. They all feed a live motivation score now. No more 90-day snapshot.
Two. Skip trace finally works. AI cross-references the trace against LinkedIn, voter rolls, and out-of-county property records. It picks the address the owner actually opens mail at, not the property you keep mailing.
Three. Suppression is cheap. Recently sold. Deceased with no heir contact. Already mailed by 5 competitors in the last 60 days. AI strips 15% of a raw list before I burn a stamp.
Three things AI did not change about the mail.
One. The envelope still has to look human. Handwritten font, real stamp, no window. That's a physical-world problem.
Two. The offer is still the offer. Cash. 14 days. As-is. AI doesn't invent a new value proposition for unmotivated sellers.
Three. Cadence wins. 6 touches over 4 months, minimum. Conversion compounds at touch 4 and up. AI didn't shortcut that math.
Here's the leak nobody's talking about. Your biggest leak isn't your list. It isn't your copy. It's that 1 in 3 pieces is going to the property instead of the owner. Absentee owners don't live there. Tired landlords don't live there. Out-of-state heirs don't live there. You're mailing empty houses and tenants who throw it away.
